VAT on a Drooms invoice

Drooms lists its head office in Germany. When a supplier based outside the UK invoices a UK business, the business usually accounts for VAT itself under the reverse charge: no VAT on the invoice, but output and input entries on your own return.

If Drooms bills you through a UK subsidiary instead, 20% is added to the invoice in the ordinary way. Ask which entity will invoice before you sign.

The inc-VAT figures matter most where VAT is not fully recoverable: partly exempt businesses such as many insurers, lenders and residential landlords, charities, and unregistered start-ups. Reverse-charge services also count towards the £90,000 VAT registration threshold for a company that is not yet registered. Your accountant should confirm how this applies to your business.

How the Drooms bill is built

Quote per project or subscription. Property rooms fill up with leases, title documents, surveys and plans, so ask how Drooms measures volume and whether scanned plans count differently. Drooms also offers on-premise deployment in our data, which some UK institutions need; expect that route to be priced on its own terms rather than as a cloud room.

UK contract questions before you sign

  1. Notice period and minimum term. Quotes often fix a minimum number of months. Ask how much notice ends the term early and whether unused months are credited if the deal completes ahead of plan.
  2. Automatic renewal. Check whether the order form rolls over by itself. Business contracts carry no statutory cooling-off period, so a renewal clause binds as written; diarise the cancellation deadline against your expected completion date.
  3. Archive at completion. Ask what an encrypted copy of the room costs (a download or a USB set for the completion bible), what format it comes in and how long read-only access lasts after the room closes.
  4. Deletion under UK GDPR. As your processor, Drooms should delete or return personal data when the service ends, unless law requires it to keep a copy (UK GDPR Article 28(3)(g)). Ask for the deletion timetable, how backups are purged and written confirmation once it is done.
  5. Governing law and invoice currency. See whether the terms follow the law of England and Wales or a foreign system, and ask to be invoiced in pounds if possible, so a weak pound does not inflate the bill mid-deal.

Evaluating Drooms without a free trial

No free trial is listed for Drooms. Ask for a demonstration built around one real property file, including a lease schedule, so you can judge how the room handles the material that will make up most of the bill.

Drooms UK cost questions

How much will Drooms cost me in pounds?

Drooms sets prices by quote. For a six-month room of about 10,000 pages, the market range in our model is £4,000 to £12,000 before VAT; that is not a Drooms price, so ask Drooms for a written sterling figure.

Will VAT be added to a Drooms invoice?

With a head office in Germany, an invoice from outside the UK normally carries no VAT and a UK business accounts for it under the reverse charge. A UK subsidiary invoice would include 20%. Ask which applies.

Is Drooms priced for a single building or a whole portfolio?

Quotes are tailored, so ask for both if you are unsure how the disposal will run. A portfolio sale split into lots may be cheaper as one room with bidder-group permissions than as several rooms.

Will a German supplier charge UK VAT?

If the invoice comes from an entity outside the UK, a UK business customer normally accounts for VAT through the reverse charge instead. If a UK entity bills you, 20% is added. Confirm the billing entity before you sign.
